I am so excited to share our first project at the new house with you: sanding and staining the hardwood floors and replacing the carpet in the upstairs bedrooms. There’s never a better time to do new flooring than when a house is completely empty so we knew this was something that would be worth doing before moving in. We also wanted the house to start feeling like our home right away and new floors felt like the best place to start.
We did some online research for flooring companies in our area as well as asking some of our friends for recommendations and we decided to go with Brian Barnard’s Flooring America. They have an extensive product selection, highly raved about customer service and their prices were competitive. Now that this project is complete, I can say with 100% confidence I’m so thankful we chose the Brian Barnard team. From start to finish, they were amazing! Not only did they complete the floors within our very tight deadline, but they took extra care to ensure that our floors looked like new and were finished to perfection. BEFORE
As you can see, the wood floors were in really bad shape. They had been stripped of their original stain and weren’t sealed with any protective finish so there were deep scratches, dents and gouges everywhere. The house has incredible natural light, but it really put a spotlight on how damaged the floors looked.
AFTER SANDING
The Brian Barnard’s crew took extra care to ensure that enough wood was removed to repair the floor without taking too much off the top surface. They made 30 year old floors look brand new and I was blown away!
COLOR CHOICE
Once the floors were sanded it was time to choose the new stain. I knew I wanted a traditional, medium-toned brown that would feel classic and timeless. Here are some of my inspiration photos:
After deliberating between Special Walnut and Provincial (and lightened blends of both colors), we finally settled on Provincial as our favorite. I love the warmth and character it adds to the floors without feeling too dark or too light. It’s truly the perfect natural color!
FINAL RESULT
When I first walked in and saw the new floors, I literally squealed out loud! I was completely blown away at how gorgeous they turned out and how they transformed the look of the whole house. We couldn’t have been more happy with our decision to redo the floors before moving in and are so grateful the Brian Barnard team knocked it out of the park! Now, onto the carpet in the upstairs bedrooms…
We decided to replace the carpet in the upstairs bedrooms because 1. old carpet is gross and 2. we wanted something that would look and feel more like a rug. After combing through Brian Barnard‘s huge selection of high performance carpets, we landed on an Anderson Tuftex carpet in the color Almond. My friend Taylor used the same one in her son’s nursery and gave me her stamp of approval on it as well. We absolutely LOVE how it turned out!

Isn’t it beautiful?! The carpet is high performance (perfect for kids and pets), has a tight weave which harbors less allergens (unlike traditional fluffy carpet) and is made in the USA. It’s also soooo soft and comfortable for playing and reading books on the floor with your kids.
If you’re local and redoing your floors is on your 2023 to do list, I cannot recommend Brian Barnard’s Flooring America enough. They made this such an enjoyable project and we can’t wait for all the memories and years of fun these floors will see!
